Welcome to the latest news briefing from your Board. This edition will highlight what is going on and planned within our community. We will still be sending out notices on specific topics as needed.

Meeting Schedule: The board will be having in person meetings again at the Allwood Library. April 25th & June 27th

Snow Removal: So far, we are having a very mild winter, but it isn’t over yet. A reminder that when the landscapers are plowing, it is everyone’s responsibility to move any vehicles that are not in a garage so that a complete clean up can be done. We are going to use our one-call system to let you know when your vehicle needs to be moved, either to McClelland Way or to the far end of Mayer Drive. For any resident who does not move their vehicles, there will be a charge if the landscapers need to come back to do your driveway. Thank you for cooperating.

Parking Tags & Emergency Numbers: Not everyone has kept up with our Parking tag program and providing Emergency Contact Phone numbers. If you gotten a new car and/or plates, please update your info with Miranda at Corner Property. Miranda.lardieri@cp-management.com or 973-376-3925 ext. 124. Same thing with Emergency phone numbers. Because we all live in buildings with multiple units, there are times when we might need to get in touch with you when you are at work or away from home. We will be contacting those residents for whom we don’t have Emergency numbers on file. You can help out by providing information now, especially if your emergency. contact information has changed.

Front Doors & Railings: There are some front doors that need to be painted in order to maintain appearances. A contract has been set and those in need of painting will be notified when the weather is warm enough. If you are not on the list, but would like your door or railings painted, please contact Miranda.lardieri@cpmanagement. com

Solar Roof Vents: The 4 vents that are not working will be repaired once the weather warms up.

Trees: Several Plum trees have a disease known as Black Knot. It is not harmful to other trees or people and the Board is working on a solution which may include replacing the trees.

Lantern Flies & Mosquitoes: We will be spraying for both once the weather warms. If you see a tree with some Lantern Fly egg masses, please let us know. We’ve been informed that the Lantern Flies will be worse this year than last. We will be doing all that we can to control the Lantern Flies.

Mulching: By the time you read this, you will notice that we have been mulching around the buildings. We will be doing other areas of the property in subsequent years to spread the cost out. It is prohibitive to mulch the entire property in one shot and we will be trying to do the property in 3 stages over the next 3 years. It is expected that the mulching will help reduce the weeds and the moss that has crept up around the property.

Garages: Many of us are using our garages as storage units. Please remember to keep a clear path to your Electrical Box and not to stack items so high that they block sprinkler heads. Someone lives above your garage!

Electric Vehicles: As our society moves towards Electric Cars, Scooter and Bikes, there is an inherent danger that accompanies these conveyances. Your board is researching ways to protect us all from battery fires and we will have to make some changes to the By-Laws in the near future. If you are buying an electric vehicle, please notify the board and/or Miranda.

You, our owners are another set of eyes for the Board. If you notice something on the exterior of your building or something just doesn’t seem right, please let Miranda know, (Miranda.lardieri@cp-management.com. 973- 376-3925 ext. 124), not Ray or any other Board member for that matter. We will have it checked out and let you know what is being done. Thank you.

At our last open session meeting, a question was raised with reference to the type of light fixture that can be used throughout our community that is a match for the existing. The light can be found at Amazon for $30. The information is as follows:
